What is a NatHERS Assessment?
I like to explain it like the start rating you find on a fridge. The higher the rating, the less energy it takes to run. Prior to building your house in the real world, we build a software model of it and run it through a CSIRO built simulation of that house at that location every hour for one year. To actually be able to construct that house, it must achieve the minimum requirements of 7 stars.
What is a BASIX?
The Building Sustainability Index (BASIX) is a scheme introduced by the government of New South Wales on 1st July 2004 to regulate the energy efficiency of new buildings and buildings which is are to be renovated. It sets energy and water reduction targets for houses and units. It is only required in NSW. A NatHERS Assessment only makes up one part of the BASIX.
What factors influence an energy rating?
Orientation. Shape. The amount of glazing. Suspended floors. Thermal mass - in that concrete slabs & brickwork can regulate temperature changes where lightweight construction does not.
What is a good amount of glass?
Windows are excellent at conduction temperature from outside, into the home. Unfortunately, this is not ideal if there is an excess of glazing. Also, wherever there is a window, there is no insulation in the wall.
Can I reduce the construction requirements if i include solar panels?
No. The Thermal performance of a house is how the construction envelope (external surfaces) of a house maintain the internal comfort of the building alone. PV (solar panels) help with the energy consumption which is graded separately in a development application.
